The Unversity has close to 20,000 students.

The development is situated on a 2.03 acre site next door to the University campus and adjacent to a brand new conference center.

The development will be comprised of over 100 units in a five story building containing approx. 67,500 square feet.

There are no existing boutique hotels serving this growing market.

Additionally, this project is pursuing a tax rebate incentive with the State and the City. The incentive provides tourism tax rebate payments equal to 80% of the amount of sales tax revenue collected from business operations for a period of 15 years or 30% of the total project cost (approx. $6M).

The equity investment is $4,000,000 which will give the equity investor a 60% ownership in this project. Return to Limited Partners are expected to be north of 17% IRR and 2x on a conservative model.
