The $7,500,000 will be used in addition to money already invested for financing the Land and Development costs and providing the down payment on the initial building construction financing. The $7,500,000 will entitle the investor to a 40% share of the net profit for the entire subdivision.
Optionally, in order to maximize the ROI for the investor there is an investor “buy-out” period for the project in which the investor can be bought out for a $3 million profit on the $7.5 million initial investment within the first 24 months. If the investor “buy-out” does not take effect the investor will realizes a potential profit of $4.5 million for the project upon completion of the 48 month project.
Optionally developer “buy-outs” are available at timed intervals if an investor/developer chooses to finish out the project and assume the sales contracts for each unit sold.
